One of the questions I’m asked almost every week is, “Tom, how’s the Braintree market?”

Like most real estate questions, the answer depends on where you’re looking.

While national news reports often paint a broad picture of the housing market, they rarely tell the story of what’s happening in individual communities. Real estate has always been local, and Braintree continues to have its own unique market dynamics.

That’s exactly why I created Thomas Green’s South Shore Market Snapshot™.

Each quarter, I’ll take the latest local market statistics and explain what they actually mean for homeowners, buyers, and sellers. My goal isn’t simply to share numbers—it’s to help you understand the trends behind them so you can make informed decisions whenever the time is right.

If I had to describe the Braintree market in one sentence this quarter, it would be this:

The market remains incredibly strong, but buyers are placing more emphasis on value than ever before.

We’re no longer seeing buyers willing to overlook every flaw simply because inventory is limited. Instead, today’s buyers are carefully comparing homes, evaluating condition, and making thoughtful decisions before submitting offers.

That’s actually a sign of a healthy market.

Well-priced homes that show well continue to receive significant attention, while homes that are overpriced or need updating are taking a little longer to sell.

Overall, Braintree continues to be one of the strongest real estate markets on the South Shore.

Biggest Story This Quarter

The biggest takeaway from this quarter’s report is that single-family inventory remains exceptionally limited.

At the end of the second quarter there were only 28 active single-family homes on the market, representing just 1.49 months of inventory. In a balanced market, we’d typically expect five to six months of available inventory. Braintree remains well below that level, which continues to favor sellers.

Although higher mortgage rates have reduced some buyer activity nationwide, demand in Braintree remains remarkably resilient because of the town’s outstanding location, excellent schools, commuter convenience, and strong quality of life.

Good News for Sellers

If you’re a homeowner considering selling, current conditions continue to work in your favor.

The average single-family home sold for $850,344 during the second quarter while averaging only 21 days on the market. Those numbers tell us buyers remain highly motivated when quality homes become available.

The biggest difference today is preparation.

Buyers have become more selective than they were several years ago. Homes that are professionally photographed, thoughtfully prepared, accurately priced, and strategically marketed continue to perform exceptionally well.

Good News for Buyers

While competition remains strong for desirable single-family homes, condominium buyers have begun seeing more opportunities.

Condominium inventory increased significantly this year, giving buyers more choices than they’ve had in recent memory. With 28 active condo listings and 4.54 months of inventory, buyers now have more time to compare properties, evaluate communities, and make informed decisions.

Although competition hasn’t disappeared entirely, today’s market provides buyers with considerably more flexibility than the market we experienced just a few years ago.

Looking beyond the numbers, Braintree continues to demonstrate remarkable stability despite changing economic conditions. Buyers remain active because Braintree offers something many communities simply can’t match—a convenient location, excellent schools, outstanding shopping, commuter rail service, quick highway access, and an established residential atmosphere.

One of the biggest changes I’ve noticed this year is buyer behavior.

Several years ago, buyers often felt pressure to submit offers immediately with little time for comparison. Today, they’re taking a more measured approach. They’re evaluating condition, location, and long-term value before making a decision.

For sellers, that’s a reminder that presentation matters more than ever.

For buyers, it’s encouraging because there are now more opportunities to make thoughtful decisions without feeling rushed.

Single-Family Homes Continue to Lead the Market

Braintree’s single-family housing market remains exceptionally healthy.

With only 1.49 months of available inventory, demand continues to exceed supply by a considerable margin. That’s one of the primary reasons home values have remained strong despite higher mortgage interest rates.

Homes averaged only 21 days on the market, demonstrating that buyers continue to act quickly when desirable properties become available.

From my perspective, Braintree continues to attract buyers because it offers an outstanding combination of convenience and community. Easy access to Boston, strong schools, beautiful neighborhoods, and abundant shopping and dining options all contribute to its long-term appeal.

Homes that are move-in ready and priced appropriately continue to receive excellent attention.

Condominium Buyers Have More Choices

The condominium market tells a different—but equally encouraging—story.

Inventory has grown compared to last year, creating a more balanced environment. Buyers now have more opportunities to compare layouts, amenities, locations, and pricing before making an offer.

Even with that additional inventory, condominium values remain healthy.

The average condominium sold for $517,516, while homes averaged only 25 days on the market, reinforcing that demand remains solid despite increased buyer choice.

For condominium sellers, this means presentation has become increasingly important. Buyers are comparing more listings than they were a year or two ago, making professional marketing and thoughtful pricing essential.

Neighborhood Spotlight: South Braintree

One area that consistently attracts buyer interest is South Braintree.

Known for its established residential neighborhoods, commuter convenience, and proximity to South Shore Plaza, South Braintree continues to appeal to families, professionals, and downsizers alike.

Of course, that’s just one part of what makes Braintree attractive.

Whether buyers are looking for classic New England neighborhoods, newer developments, condominium communities, or homes with larger lots, Braintree offers an impressive variety of housing options while maintaining a true community feel.

That’s one of the reasons the town continues to perform so well regardless of broader market conditions.
