Whenever someone asks me about the Hanover real estate market, my answer usually starts with the same observation:

Hanover continues to be one of the South Shore’s most consistently desirable communities.

While every town has experienced changes over the past several years, Hanover has continued attracting buyers looking for larger homes, outstanding schools, beautiful neighborhoods, and a quieter suburban lifestyle that’s still within commuting distance of Boston.

National headlines often focus on mortgage rates or broad housing trends, but real estate has always been local. That’s why I created Thomas Green’s South Shore Market Snapshot™.

Every quarter I’ll take the latest local market statistics and explain what they actually mean—not just for buyers and sellers today, but for homeowners who simply want to understand how their investment is performing.

If I had to summarize Hanover’s market in one sentence this quarter, it would be this:

Hanover continues to reward quality homes with exceptional prices while giving buyers just a little more inventory to choose from.

Unlike some neighboring communities where inventory remains extremely tight, Hanover has seen a modest increase in available homes.

That doesn’t mean demand has slowed.

It simply means buyers have a few more opportunities to compare properties before making one of the biggest financial decisions of their lives.

From my perspective, that’s creating a healthier market for everyone.

Biggest Story This Quarter

The biggest headline this summer is that Hanover remains a premium housing market.

The average single-family home sold for $994,208 during the second quarter, while buyers continued paying an average of 104.58% of asking price. Those numbers tell us one thing very clearly:

Well-priced homes continue attracting strong competition.

Although inventory has increased to 27 active listings, there are still only 2.82 months of inventory available—well below the five to six months typically associated with a balanced housing market.

Good News for Sellers

If you’ve been thinking about selling your home, Hanover continues to offer excellent opportunities.

Homes averaged approximately 20 days on the market, demonstrating that buyers remain active and motivated. When a home is priced appropriately and presented well, it continues attracting serious interest.

Today’s buyers are certainly taking more time than they did during the height of the pandemic market, but they’re still willing to compete for homes that represent good value.

Good News for Buyers

While Hanover remains a seller’s market, buyers have something they haven’t enjoyed for quite some time:

More choices.

Inventory has grown compared to last year, allowing buyers to compare homes more carefully before making an offer. That additional inventory creates a less frantic buying experience while still supporting strong home values.

What These Numbers Really Mean

One thing I appreciate about Hanover is its consistency.

Unlike communities that experience dramatic swings in pricing or inventory, Hanover has remained remarkably stable over the years. Buyers continue to seek out the town because it offers a combination that’s becoming increasingly difficult to find—excellent schools, larger lots, established neighborhoods, and convenient access to shopping, Route 3, and surrounding South Shore communities.

What I find especially encouraging this quarter is that inventory has increased without significantly weakening pricing.

That’s a sign of a healthy market.

Buyers have more opportunities to compare homes, while sellers continue benefiting from strong demand and premium pricing.

Single-Family Homes Continue to Drive the Market

Hanover’s single-family housing market continues to be the community’s defining strength.

The average sale price approaching $1 million reflects the long-term confidence buyers have in Hanover’s housing market. Even with a slight increase in inventory, demand remains exceptionally healthy, particularly for updated homes in desirable neighborhoods.

One statistic that really stands out to me is that homes sold for more than 104% of their list price during the second quarter. That’s a clear indication that buyers are still competing for quality properties when they’re priced correctly.

A Small but Healthy Condominium Market

Hanover’s condominium market has always been relatively small compared to neighboring communities, and this quarter is no exception.

With only a handful of available units, statistics can fluctuate more dramatically from quarter to quarter. Still, the numbers show healthy pricing and continued buyer interest, particularly for well-maintained homes in desirable locations.

Neighborhood Spotlight: Hanover Center

One of the things that continues to draw buyers to Hanover is the town’s classic New England character.

Areas surrounding Hanover Center remain especially popular because they combine beautiful residential neighborhoods with convenient access to schools, local parks, restaurants, shopping, and Route 3. Buyers looking for larger lots and a quieter lifestyle continue to view Hanover as one of the South Shore’s hidden gems.

Hanover currently has 2.82 months of inventory, meaning the market still favors sellers even though buyers have more options than they did just a year ago.
