One of the questions I’m asked more than almost any other is, “Tom, how’s the Quincy market?”

The answer is rarely as simple as a headline on the evening news.

Real estate has always been local. National reports might tell us what’s happening across the country, but they don’t tell us what’s happening on your street, in your neighborhood, or here in Quincy.

If I had to summarize the Quincy market in one sentence this quarter, it would be this:

The market remains remarkably healthy, but buyers have become smarter—not slower.

We’re no longer seeing the frantic pace that defined the market several years ago when nearly every listing generated a bidding war within days. Instead, buyers are taking a little more time to evaluate homes, compare neighborhoods, and determine whether a property truly represents good value.

That’s actually a positive development.

Homes that are priced appropriately, professionally marketed, and move-in ready continue to receive excellent attention. Properties that are overpriced or require significant updating are simply taking a bit longer to find the right buyer.

In my opinion, that’s exactly what a healthy market should look like.

Biggest Story This Quarter

The biggest headline this summer is simple:

Single-family homes remain in extremely short supply.

At the end of the second quarter, Quincy had just 50 active single-family listings, representing only 1.82 months of inventory. In real estate, a balanced market typically has five to six months of available inventory, so Quincy’s housing supply continues to strongly favor sellers.

Despite ongoing conversations about interest rates, buyers continue competing for well-priced homes because there simply aren’t enough available properties to satisfy demand.

Good News for Sellers

If you’re a Quincy homeowner thinking about selling, the market continues to work in your favor.

The average single-family home sold for $801,059 during the second quarter, while properties averaged only 28 days on the market before selling. Those numbers demonstrate that buyer confidence remains strong and Quincy continues to command premium pricing.

The key difference today is preparation.

Professional photography, thoughtful staging, strategic pricing, and a comprehensive marketing plan have become more important than ever. Buyers are willing to pay top dollar—but they also expect value.

Good News for Buyers

Although competition remains for desirable single-family homes, buyers finally have something they haven’t enjoyed in several years:

More choices.

The condominium market has expanded considerably, with 95 active listings available at the end of the second quarter. That gives buyers far more opportunities to compare properties, neighborhoods, amenities, and pricing before making one of life’s biggest financial decisions.

While buyers still need to be prepared when the right home becomes available, today’s market offers a little more breathing room than we’ve seen in recent years.

What These Numbers Really Mean

Statistics tell us what happened.

Experience tells us why it happened.

Looking at Quincy’s numbers this quarter, what stands out most to me isn’t simply the average sale price or the number of homes sold.

It’s that the market has matured.

Buyers have become more deliberate, sellers have become more realistic, and pricing strategy has become increasingly important. That doesn’t mean the market is slowing—it means it’s becoming healthier.

Several years ago, it wasn’t unusual for buyers to waive inspections, submit offers well above asking price within hours, and compete against a dozen other offers.

Today, those situations still happen—but usually only for homes that are priced correctly and presented exceptionally well.

That’s a positive shift for everyone involved.

For sellers, it means investing time in preparation before listing your home.

For buyers, it means having enough time to compare options and make confident decisions without feeling rushed.

Single-Family Homes Continue to Lead the Market

The single-family segment remains the strongest part of Quincy’s housing market.

With just 1.82 months of inventory, demand continues to outpace supply by a significant margin. The average sale price climbed above $800,000, while homes continued selling in less than one month on average.

Those aren’t the numbers of a weakening market.

They’re the numbers of a community that people genuinely want to call home.

Quincy’s convenient location, MBTA access, waterfront amenities, historic neighborhoods, expanding restaurant scene, and proximity to Boston continue to attract buyers from throughout Greater Boston.

In my experience, buyers aren’t just purchasing a home—they’re investing in the lifestyle Quincy offers.

Condominium Buyers Have More Choices

The condominium market tells a slightly different—but equally encouraging—story.

Inventory has grown over the past year, creating a more balanced marketplace.

That additional inventory hasn’t hurt values. Quite the opposite.

The average condominium sale price reached nearly $562,000, demonstrating that demand remains healthy even as buyers enjoy more options. Condominiums averaged 39 days on market, giving buyers additional time to evaluate properties while still reflecting a healthy pace of sales.

For condominium sellers, this means standing out matters more than ever. Professional marketing, accurate pricing, and presenting a home in its best possible light can make a meaningful difference.

Neighborhood Spotlight: Quincy Center

If you’ve spent any time in Quincy over the past several years, you’ve probably noticed just how much the city has evolved. While every neighborhood has something unique to offer, Quincy Center continues to be one of the biggest success stories on the South Shore.

The revitalization of downtown Quincy has transformed the area into a vibrant destination filled with restaurants, coffee shops, local businesses, entertainment, and public gathering spaces. Combined with direct MBTA Red Line access into Boston, it’s easy to understand why so many buyers are choosing Quincy over neighboring communities.

Of course, Quincy is much more than its downtown.

One of the things I’ve always appreciated about working in Quincy is the incredible diversity of its neighborhoods. Whether you’re looking for waterfront living in Marina Bay, the coastal charm of Houghs Neck, the established character of Merrymount, the commuter convenience of North Quincy, the beachside appeal of Wollaston, or the quiet residential feel of West Quincy and Adams Shore, there’s truly a neighborhood that fits almost every lifestyle.

That variety is one of the reasons Quincy continues to remain one of the strongest real estate markets on the South Shore.

One of the biggest misconceptions I hear is that simply putting a home on the MLS guarantees top dollar.

Today’s market doesn’t work that way.

Buyers are comparing more homes before making a decision, so presentation has become incredibly important. Professional photography, staging when appropriate, accurate pricing, and a thoughtful marketing strategy can often make the difference between receiving multiple offers and watching a listing sit on the market.

In my experience, the homes that generate the strongest results are almost always the ones that were properly prepared before the first showing ever took place.

What This Means for Buyers

For buyers, today’s market is offering something we haven’t seen in quite some time—a little breathing room.

Competition certainly hasn’t disappeared, especially for well-priced single-family homes, but buyers now have more opportunities to compare properties, evaluate neighborhoods, and make informed decisions before submitting an offer.

The condominium market, in particular, offers more inventory than it did just a year ago, creating additional opportunities for first-time buyers, downsizers, and anyone looking for a low-maintenance lifestyle.

That said, preparation still matters.

Having your financing in place before beginning your home search remains one of the smartest moves you can make. When the right property becomes available, you’ll be able to move confidently while other buyers are still getting organized.

Looking Ahead

As we move into the second half of 2026, there are several trends I’ll be watching closely.

First, I’ll be paying attention to inventory levels. If more homeowners decide to sell later this summer and into the fall, buyers could benefit from additional choices while sellers may face a bit more competition.

Mortgage interest rates will also continue to influence buyer activity. Even small rate changes can impact affordability, purchasing power, and the number of buyers actively searching for homes.

I’ll also be watching whether Quincy continues to experience the steady appreciation we’ve seen over the past several years. Based on current conditions, demand remains strong, inventory remains relatively limited, and Quincy continues to attract buyers who appreciate its location, transportation options, waterfront amenities, and diverse housing opportunities.

While no one has a crystal ball, all of the indicators suggest that Quincy remains one of the South Shore’s most stable and desirable housing markets.
