When people ask me about the Weymouth real estate market, my first response is usually the same:

Weymouth continues to offer one of the best combinations of value, location, and lifestyle anywhere on the South Shore.

As one of the largest communities south of Boston, Weymouth attracts a wide variety of buyers. First-time homeowners, growing families, downsizers, and commuters all continue to find opportunities here because of the town’s diverse neighborhoods, coastal amenities, and convenient access to Boston.

While national housing headlines can make the market seem uncertain, every community tells its own story. That’s why I created Thomas Green’s South Shore Market Snapshot™—to provide homeowners, buyers, and sellers with a clear picture of what’s actually happening here in Weymouth.

If I had to describe Weymouth’s market in one sentence this quarter, it would be this:

Buyer demand remains strong, but today’s buyers are taking a little more time to find the right home.

We’re no longer seeing the frantic pace that defined the market a few years ago, but don’t mistake that for weakness. Homes that are priced appropriately, professionally marketed, and move-in ready continue attracting serious buyers.

Overall, I see Weymouth transitioning into a healthier, more balanced market while still clearly favoring sellers.

Biggest Story This Quarter

The biggest takeaway this quarter is that inventory remains limited despite an increase in available homes.

There are currently 47 active single-family listings, representing just 1.50 months of inventory—well below the five to six months typically associated with a balanced market.

That means buyers have slightly more choices than they did a year ago, but demand still exceeds supply.

Good News for Sellers

Homeowners continue benefiting from strong buyer demand.

The average single-family home sold for just over $700,000, while homes continued selling for approximately 102.7% of asking price during the second quarter.

Although buyers are becoming more selective, quality homes continue generating significant interest.

Good News for Buyers

Today’s buyers have a few more opportunities than they did during the peak of the market.

Inventory has improved compared to recent years, giving buyers more time to compare homes and neighborhoods before making a decision.

Competition still exists—especially for well-priced homes—but the market has become noticeably less rushed.

What These Numbers Really Mean

One reason I’ve always enjoyed working in Weymouth is that it truly offers something for everyone.

Unlike many neighboring communities that consist primarily of one housing style, Weymouth features everything from waterfront homes and historic Colonials to newer condominiums, starter homes, and luxury properties.

That diversity helps create a very resilient housing market.

This quarter’s numbers show that while buyers have become a little more patient, demand remains healthy across nearly every price range.

Homes are still selling, values continue holding steady, and buyers remain eager to move into one of the South Shore’s most convenient communities.

Single-Family Homes Continue to Lead the Market

The single-family market remains Weymouth’s strongest segment.

Average sale prices climbed above $700,000, and inventory remains extremely limited at only 1.50 months. Those numbers tell us buyers continue recognizing the long-term value Weymouth offers.

For sellers, preparation matters more than ever.

Professional photography, thoughtful staging, realistic pricing, and a strategic marketing plan continue making a meaningful difference in today’s market.

Condominium Market Remains Active

Condominiums continue offering an excellent opportunity for first-time buyers, downsizers, and anyone looking for a lower-maintenance lifestyle.

Average condo prices reached more than $436,000, while inventory remained relatively limited at just 1.73 months. That’s a healthy market that continues attracting steady buyer demand.

Neighborhood Spotlight: Columbian Square

One area that continues attracting buyers is Columbian Square.

Its convenient location, neighborhood feel, local restaurants, and easy access to Route 3 and commuter rail make it one of Weymouth’s most desirable areas.

Of course, Weymouth offers outstanding neighborhoods throughout town—from East Weymouth and North Weymouth to South Weymouth, Jackson Square, and the waterfront along Wessagusset and Great Hill. Each area has its own personality, which is one of the reasons buyers continue choosing Weymouth.

A balanced housing market generally has five to six months of available inventory.

Weymouth currently has only 1.50 months of inventory for single-family homes, meaning demand still significantly exceeds supply.
